I would be seriously considering what to do about lifting/removing the tie beams if your hair brushes them!I am rebuilding(slowly) an old timber framed garage of about the same dimensions and having been caught out before with standing a sheet of plywood on end in another workspace I made sure I had enough clearance this time (over 2400mm). As you said, clear everything out. If you have the finances and desire get a combination machine which is mobile. If not, hand tools and hand held power tools are the most compact. An industrial vacuum is probably the most useful powered tool I have used in a confined space! especially if it connects directly to any of the powered tools. I did manage to produce a 2700x2200mm door/window frame for a job in about 6m2 primarily using hand tools although I had the bonus of double doors that swung out under a patio so whatever hung off the end of the workbench had space to go in. Good natural light helps, as does appropriate artificial lighting and power outlets. A timber floor is invaluable- it has saved a few blade edges if knocked onto the deck, nicer on the feet too. Insulation, if it is plain uncomfortable to work in due to the temperature you won’t want to use it. Damp/leaks-if it is or does sort it out as it only leads to heartache later. Decent racking and storage overcome space restrictions along with being organised- I am guilty of having so much stuff build up on the bench that I run out of usable working space. Workflow and efficiency, a match made in heaven if handled well. Never cease to improve as you go from on the job experience. Good Luck
